Rent Agreement Cost Estimator

Estimate the stamp duty and registration cost of your rent agreement, state by state.

What this means

Making a rent agreement official has two costs: stamp duty (a state tax on the agreement) and a registration charge to record it. This estimate uses published headline rates and a common 1% registration assumption; your state may charge a flat fee or add cess. Confirm on your state's e-stamp/registration portal before paying.

Frequently asked questions

Do I have to register an 11-month rent agreement?

In most states an agreement up to 11 months is notarised on stamp paper and not compulsorily registered. Twelve months or longer usually needs registration. Maharashtra is an exception — every leave-and-licence must be registered regardless of duration.

Is the registration charge shown here exact?

No. We use a common 1% assumption; several states charge a flat fee (often ₹500–₹1,100) instead, and add small cess or service charges. Check your state's registration department or e-stamp portal for the exact figure.

Who pays these costs — tenant or landlord?

Whatever the parties agree. It is commonly split or paid by the tenant; in Maharashtra leave-and-licence deals the landlord often bears it. Put the arrangement in writing in the agreement.
